Mountains West has been specializing in rural Utah recreational, residential, ranch, and investment properties for over 25 years. Our great-grandparents settled in the beautiful area of Eastern Utah and the Uintah Basin in the early 1900’s, and the family line has continued here ever since. We are a family owned business that prides itself on providing a land buying experience that is seamless and easy.

Our goal is to find you and your family the property that fits your wants and needs. Whether it’s through our simple in-house financing, knowledge of the area, or our own excavation equipment – we can find you that perfect parcel of property that you have envisioned and dreamed of and can help you make it your own.

From the lower elevation of Starvation Reservoir to properties closer to Strawberry Reservoir, and to higher elevations of 8000 feet we can help you find your ideal location. When you choose to purchase land from us, you put yourself in the middle of a recreational / sportsman’s paradise.

From Small Camping Lots to Premiere Lots

We Have Properties for Nearly Any Budget

We have properties for nearly any budget. From remote properties starting at $39,900, to premiere lots in the $100K+ range. All of our lots are located in Duchesne County which is 90 minutes Southeast of SLC and Provo. We stay in this area because of the close proximity to multiple reservoirs, lakes, rivers, thousands of acres of public land, and the county is less restrictive than most with what you are allowed to do with your land. True freedom.

Getting a loan on raw land is very difficult, so we finance all of our properties in-house. If you’re lucky enough to find a bank or credit union that will loan on raw land they typically require the following:

  • A credit score of at least 680
  • Minimum down payment of 30-50%
  • Loan terms of 2-5 years with a balloon payment at the end, or best case, loans up to 10 years
  • Many closing costs: origination fees, credit check costs, processing fees, appraisal fees, etc.


And most times, lenders will not let you loan on raw land without approved building plans and an experienced builder.

  • One closing fee to get the property recorded with the county under your name


With our own heavy equipment, all lots come included with access roads and camp pads already there. All of our lots are professionally surveyed, titles are clean and we guarantee no issues in the future regarding any liens or encumbrances, and very rarely do our properties have an HOA.

Minimizing all of these typical land buying headaches allows you to go and do what you intend to do – relax and enjoy.
