The topic of financing may be the most important part of the entire process of buying land. You can find the land you want in the area you want, but if the financing isn’t right or too much is required, it can crush your dream. Our program will never leave you in this situation.

Getting a loan on raw land is very difficult, so we finance all of our properties in-house. If you’re lucky enough to find a bank or credit union that will loan on raw land they typically require the following:

• A credit score of at least 680

• Minimum down payment of 30-50%

• Loan terms of 2-5 years with a balloon payment at the end, or best case, loans up to 10 years

• High and strict rates

• Many closing costs: origination fees, credit check costs, processing fees, appraisal fees, etc.

And most times, lenders will not let you loan on raw land without approved building plans and an experienced builder. Buying with us?

• $500-$1,000 down payment depending on the property you choose.

• 10 or 15 year loan term.

• Flexible rates that are dependent upon down payment amount, property type, and loan length.

• One closing fee to get the property recorded with the county under your name.

With our own heavy equipment all lots come included with access roads and camp pads already there. All of our lots are professionally surveyed, titles are clean and we guarantee no issues in the future regarding any liens or encumbrances, and very rarely do our properties have an HOA. Minimizing all of these typical land buying headaches allows you to go and do what you intend to do.
